Yes. Japan places no restrictions on foreign nationals purchasing real estate. Non-residents can buy freehold property in their own name, through a company, or jointly with a Japanese citizen. Ownership does not grant residency rights.
Not necessarily. With a valid Power of Attorney (委任状), our licensed agent can act on your behalf for the purchase. Virtual property viewings are available for most listings. A visit at some point during the process is strongly recommended but not always legally required.
Japanese property listings often omit critical information — or bury it in Japanese-language documents — that materially affects the value and usability of a property. Our 11 legal flags identify issues like non-rebuildable status (再建築不可), which means if the building is demolished it cannot be rebuilt, or fixed-term lease land (定期借地権), where you own the building but not the land. These flags can mean the difference between a good purchase and a costly mistake.
Many Japanese municipalities offer substantial grants to attract new residents — including foreign nationals — to depopulated areas. These include relocation grants (移住支援金) of up to ¥1,000,000, renovation subsidies (改修補助金) of up to ¥1,500,000–¥3,000,000, and family support grants of ¥300,000 per child. Combined, eligible buyers can receive up to ¥7.4M in total support. We flag grant eligibility on every qualifying listing.
No. Property ownership does not grant or accelerate any visa or residency status in Japan. If you are planning to live in Japan, speak to an immigration lawyer about your visa options separately from your property purchase.
Yes, subject to licensing. Short-term rental (民泊) in Japan requires a 住宅宿泊事業法 licence from the local municipality. Requirements vary by location — some areas have restrictions on the number of nights per year (typically 180 days), while designated special zones (特区民泊) may allow more flexible operation. We flag properties suitable for rental use in our listings.
